Analysis Group Vice President Niall MacMenamin and Manager Hristina Bojadzieva have published an article in Law360 examining four key takeaways for attorneys to consider when dealing with automated valuation models (AVMs) in the context of residential real estate litigation.
In “Four Considerations for Residential Mass Appraisal Valuation,” the authors discuss how AVMs are powerful tools that can provide objective value estimates cheaply and quickly, however attorneys must take into consideration their limitations. “As we've seen in our work with law firms trying these cases, when used appropriately, AVMs can be powerful tools to build – or challenge – a claim,” the authors note, “but litigators need to be aware of their limitations when using, or considering using, AVM results as estimates of residential property values in litigation.”
