In “A Data-Based Look At COVID’s Commercial Real Estate Impact,” published in Law360, Analysis Group academic affiliate Walter Torous, Managing Principal Adam Decter, and Vice President Peter Finch examine the impacts the coronavirus pandemic has had on the commercial real estate (CRE) market. The authors first use consumer spending data to provide insights into key differences in pricing and outlook for major CRE sectors, including hospitality, retail, office space, and industrial real estate. They then consider similarities and differences with trends in commercial and residential real estate seen during the global financial crisis of 2007-8 and its aftermath. They conclude by noting that understanding the differences in conditions and expectations for the various CRE sectors will be important when resolving disputes over loan and lease terms that may arise in the aftermath of the pandemic.
